Under And By Virtue Of a Writ of Seizure and Sale issued out of the Ontario Superior Court of Justice, dated April 27, 2007, Court File Number 03-0423, to me directed against the real and personal property of Rick Bryden (also known as Ricky Merton Bryden) and Lori Bryden (also known as Lori Helen Bryden) jointly and severally, at the suit of Bob Pollard, I have seized and taken in execution all the right, title, interest and equity of redemption of Rick Bryden (also known as Ricky Merton Bryden) and Lori Bryden (also known as Lori Helen Bryden) in and to:

the lands and premises at 163 North Shore Road, R.R.#1, Westport, Ontario, being further described as all those portions of Lot 12, Concession 4, in the Township of North Crosby, and the County of Leeds, designated as Parts 1 and 2, on Plan 28R3235 and as described in a Transfer/Deed of Land registered in the Registry Office for the Registry Division of Leeds as in instrument number 169728.

All of which said right, title, interest and equity of redemption of Rick Bryden (also known as Ricky Merton Bryden) and Lori Bryden (also known as Lori Helen Bryden) in the said land and tenements described above, I shall offer for sale by Public Auction subject to the conditions set out below at Court Room No. 1, the Court House at 41 Court House Square, Brockville, Ontario, K6V 7N3, on Thursday, the 29th day of January, 2008 at 10:00 o’clock in the forenoon, local time.

Conditions:
The Purchaser to assume responsibility for all mortgages, charges, liens, outstanding taxes and other encumbrances. No representation is made regarding the title of the land or any other matters relating the to the interest to be sold. Responsibility for ascertaining these matters rests with the potential purchaser(s).

Terms:
$1,000.00 refundable deposit to register as a bidder deposit 10% or bid price or $1,000.00, whichever is greater
Payable at the time of the sale by the successful bidder
To be applied to the purchase price Non-Refundable
Ten business days from day of sale to arrange financing and pay balance of purchase price in full at the Court Services Office, at the Court House, 41 Court House Square, Brockville, Ontario, K6V 7N3.
All payments to be made in cash or by certified cheque or bank draft made payable to the Minister of Finance
Deed Poll provided by Sheriff only upon satisfactory payment in full of purchase price
